A Gas Safety Certificate — also known as a CP12, after the Gas Safe Register checklist — is the official documentation that confirms all gas appliances in a property have been inspected by a Gas Safe registered engineer and found to be operating safely.

The certificate records the address, the engineer's Gas Safe registration number, details of all appliances inspected, results of each safety check, any defects found, and the date of inspection (valid for 12 months from issue).

Landlord Legal Requirements

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must arrange an annual gas safety check on all gas appliances, issue a copy of the Gas Safety Record to current tenants within 28 days, issue a copy to new tenants before they move in, and retain records for a minimum of two years.

Engineer Arrives

Our Gas Safe registered engineer arrives at the agreed time. The inspection takes 30–60 minutes for a standard single-appliance property (boiler only), or up to 90 minutes for a property with multiple gas appliances.

Inspection Carried Out

The engineer inspects each gas appliance and all related pipework and flues, following the Gas Safe Register checklist. You don't need to be present if you've arranged access, though we recommend being available for the first inspection at a property.

Can a plumber do a gas safety check?+

Only if they are also Gas Safe registered. Gas Safe registration is the legal qualification required to carry out gas safety inspections and issue CP12 certificates in England, Wales and Scotland. All Thames Plumber Services engineers who carry out gas safety inspections hold current Gas Safe registration.

Do you need a gas safety certificate to sell a house?+

A Gas Safety Certificate is not a legal requirement for residential property sales — unlike an Energy Performance Certificate, which is legally required to market a property for sale.
